What's Included?Accommodations, linens, utilities, local (intra-island) phone calls, high-speed Internet connection, full use of Kona Makai common facilities, parking, and one spectacular sunset per evening. The unit will be cleaned prior to your arrival. Extra cleaning during your stay may be arranged at your expense. The condominium is set up primarily for 1-2 people. Please contact the owners if you would like information on occupancy with 3-4 people; there will be an additional charge. Occupancy by more than 4 people in this one-bedroom unit is prohibited by Kona Makai Association rules. Rental RatesRental rates shown below are valid through January 1, 2011, and vary by vacation season. A "last minute space available" discount may be available if you make your reservation between 7 and 14 days before your arrival. A long-term discount is available for stays of 4 weeks (28 nights) or more. Please contact the owners for details on these discounts.
The minimum stay is four nights; a longer minimum stay is required during certain peak periods including Ironman and Christmas/New Year. All rentals are subject to 4.00% Hawaii State General Excise Tax, plus 9.25% Transient Accommodations Tax (13.25% total). An $85 cleaning surcharge is added for stays of less than one week. A $500 security deposit is required, to be fully refunded as long as property shows only normal wear and tear. Kona-Makai is designed for no more than two tenants, and both must be over 21 years of age. Ironman and Christmas/New Year rates supersede the Low or High season rates for the indicated dates. Please let the owners know the date(s) you would like to stay, number of people staying, and any special requirements. (Note that the unit is not wheelchair accessible as it is on the second floor.) Deposits and PaymentA deposit of 20% must be received within 7 days of making a reservation in order to hold the reservation. Full payment must be received no later than 45 days before your arrival date in Kona. If your arrival date is less than 45 days from the date on which you make the reservation, full payment is due when the reservation is made. At present, checks are the only available form of payment. Please make checks payable to Kona Makai GP. A valid Visa or MasterCard number and expiration date is required in addition to your payment in lieu of a security deposit. Should you need to cancel your reservation, you will receive a full refund if you cancel up to 45 days before your arrival date. If you cancel with less than 45 days and more than 30 days notice, you will be liable for a 20% cancellation charge. If you cancel with 30 days or less notice, you will be liable for the entire rental fee. If the condominium can be rented for any or all of your stay to another party, you will receive a full refund for those days during which it is rented. LogisticsOnce full payment has been received, you'll receive information on the arrival process. The key will be available in a lock box. You'll need the combination to the lock box and the combination code to the electronic gate (provided with the arrival information) to gain access to the complex. The condominium is available for occupancy no later than 3PM (earlier if it's not occupied the night before); you must vacate by 10AM to allow for cleaning.
